Since the introduction of the Tenancy Deposit Scheme in 2007 if there are to be any deductions from a tenants deposit, the landlord must be able to provide evidence of the condition of the property. This can be achieved by having an independent inventory agreed and signed by all parties at the beginning of the tenancy.
